The terms on which we provide our website and our service as a managing agent for UK home energy grant schemes.
These terms and conditions ("Terms") set out the basis on which you may use the ExpertHousing website at experthousing.co.uk and the basis on which Ecohomesuk Ltd (trading as ExpertHousing) provides its services to you. Please read them carefully. By using this website or asking us to act for you, you accept these Terms. If you do not accept them, please do not use the website or our service.
The short version
ExpertHousing is a managing agent. We coordinate free surveys, government grant applications, and installations that are carried out by independent, MCS-approved installer partners. We do not control whether a government scheme approves your grant, and the eligibility checks and figures on this website are indicative guidance, not a guarantee. Nothing in these Terms affects your statutory rights as a consumer.

In these Terms, "we", "us" and "our" mean Ecohomesuk Ltd trading as ExpertHousing. "You" and "your" mean the person using our website or asking us to provide our service.
2. Definitions
- Scheme: a UK government-backed energy efficiency or low-carbon heating programme, such as the Boiler Upgrade Scheme (BUS), the Energy Company Obligation (ECO4), or the Warm Homes: Local Grant.
- Grant: the funding available under a Scheme towards the cost of an eligible measure.
- Measure: the works or product covered by a Scheme, for example an air source heat pump, insulation, or a heating upgrade.
- Installer partner: an independent, third-party installation business in our network that is certified under the Microgeneration Certification Scheme (MCS) and/or other relevant accreditations, and which carries out surveys and installations.
- Scheme administrator: the body responsible for a Scheme, for example Ofgem, an obligated energy supplier, or a local authority.
3. Our role: what we do and do not do
ExpertHousing acts as a managing agent and coordinator. Our role is to help you access government energy schemes by:
- carrying out an initial, no-obligation check of whether a Scheme may apply to you;
- arranging a free survey of your property through an installer partner;
- preparing and submitting the relevant grant application on your behalf; and
- coordinating the booking of the installation with an installer partner.
We do not ourselves carry out surveys or installations, and we do not decide whether a Scheme approves your grant. Surveys and installations are carried out by independent installer partners, and grant approval is decided by the relevant Scheme administrator under that Scheme's rules. We are not an agent of any government department, Ofgem, or any energy supplier, and we do not speak for them.
4. Use of this website
You may use this website for lawful purposes only. You agree not to:
- use the website in any way that breaches any applicable law or regulation;
- attempt to gain unauthorised access to the website, the server it is hosted on, or any connected system;
- introduce any malware, or attempt to disrupt, overload, or damage the website;
- scrape, copy, or republish content from the website except as permitted in section 15; or
- submit false information through any form on the website.
We may suspend or withdraw access to the website, or any part of it, at any time. We do not guarantee that the website will always be available or uninterrupted.
5. Eligibility checks and indicative information
The eligibility checks, grant figures, scheme dates, savings estimates, and other information on this website are provided as general guidance only. They are based on published Scheme rules at the time of writing, which can change, and on the limited information you enter.
An online result, a phone conversation, or an early estimate is not a confirmation that you qualify, nor an offer of a grant or a fixed price. Your actual eligibility, the measures that are suitable for your property, and any grant amount are confirmed only after a survey and, where relevant, a formal decision by the Scheme administrator. We are not responsible for any decision you make in reliance on indicative information before that point.
6. Surveys and quotations
Where you ask us to proceed, we will arrange a free, no-obligation survey of your property through an installer partner. Any quotation we or an installer partner provides is based on the survey findings and on the Scheme rules in force at that time. A quotation is valid for the period stated in it and may be revised if the survey reveals factors that affect the work, if Scheme funding or rules change, or if the information you gave us was incomplete or inaccurate.
7. Grants and government schemes
- Grant amounts, eligibility criteria, opening and closing dates, and budgets are set by the UK government and the relevant Scheme administrator, not by us, and they can change or be withdrawn at any time.
- Where a grant is applied, it is normally deducted by the installer partner from the cost of the installation in line with the Scheme rules. We do not pay grants and we do not hold Scheme funds.
- Approval of any grant application is at the discretion of the Scheme administrator and subject to that Scheme's terms. We cannot and do not guarantee approval, a particular grant amount, or a timescale.
- You must meet the Scheme's evidence requirements (for example proof of ownership, EPC details, or benefit and income evidence under ECO4). If you cannot provide the required evidence, an application may be refused or withdrawn.
8. Your responsibilities
So that we and our installer partners can help you, you agree to:
- give accurate, complete and up-to-date information, and tell us promptly if anything changes;
- provide any evidence reasonably required for a Scheme application;
- confirm that you own the property or, if you are a tenant or landlord, that you have the necessary permission for the work to be carried out;
- obtain any consents that are your responsibility (for example planning permission, listed-building consent, freeholder or mortgage-lender consent, or building regulations approval) where these apply;
- provide safe and timely access to the property for the survey and installation; and
- not ask us or an installer partner to do anything unlawful or unsafe.
If you give us inaccurate information, or you do not meet these responsibilities, we may not be able to proceed, an application may be refused, and any resulting costs or delays are not our responsibility.
9. Installation, workmanship and guarantees
Installations are carried out by independent installer partners, who are responsible for the installation, the workmanship, health and safety on site, and compliance with the relevant standards and Scheme requirements. The contract for the installation work itself is between you and the installer partner.
Guarantees and warranties for the installed measure are provided by the installer partner, the product manufacturer, and/or the relevant accreditation body (for example MCS and TrustMark, and any insurance-backed or product guarantee that applies). We will tell you who provides each guarantee and pass on the relevant documentation. ExpertHousing's role is to coordinate the work, not to provide the installation warranty itself.
10. Prices, payments and any contribution
Many measures are fully funded by a Scheme, meaning there is no cost to you. In some cases a Scheme covers only part of the cost, or you choose works that fall outside a Scheme, and a contribution from you is payable. Where any payment is due from you, we or the installer partner will set out the amount, what it covers, and when it is payable, clearly and in writing, before any chargeable work begins. You will never be charged for work you have not agreed to in advance. All prices include VAT where VAT applies.
11. Your right to cancel
If you are a consumer and you enter into a contract with us at your home or at a distance (for example by phone or online), you generally have the right to cancel within 14 days without giving a reason, under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
- The 14-day period runs from the day the contract is entered into (for a service).
- To cancel, just tell us in writing by email to info@experthousing.co.uk or by post to the address in section 1, before the 14 days end. You may use a clear statement; you do not need a special form.
- If you ask us, in writing, to begin a service during the 14-day period and you then cancel, you may have to pay for what has been done up to the point you cancelled.
- Separate cancellation terms may apply to the contract between you and an installer partner; these will be provided to you with that contract.
12. Your consumer rights
If you are a consumer, you have legal rights under the Consumer Rights Act 2015, including that a service must be carried out with reasonable care and skill. Nothing in these Terms reduces or removes those statutory rights. For free, impartial advice you can contact Citizens Advice.
13. Complaints
We want you to be happy with our service. If something has gone wrong, please contact us first by email at info@experthousing.co.uk or by phone on 0800 246 1948, and we will acknowledge your complaint and work to resolve it.
Where your complaint concerns the installation work itself, it may also fall under the complaints and dispute-resolution procedures of the installer partner and the relevant accreditation bodies (for example MCS and TrustMark) or the Scheme administrator. We will point you to the right route where that applies.
14. Our liability to you
We provide our coordination service with reasonable care and skill. However:
- we are not liable for the acts, omissions, workmanship, or the installation contract of an installer partner, who is independent of us;
- we are not liable for a Scheme administrator's decision to refuse, delay, reduce, or withdraw a grant, or for changes a government makes to a Scheme;
- we are not liable for losses that were not foreseeable, or for business losses (these Terms are for consumers using the service for personal use).
Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be limited or excluded by law, including your statutory consumer rights.
15. Intellectual property
All content on this website, including text, layout, graphics, logos, and images, is owned by or licensed to Ecohomesuk Ltd and is protected by intellectual property laws. You may view and print pages for your own personal, non-commercial use. You may not otherwise copy, reproduce, republish, or exploit any content without our prior written permission.
16. Third-party links
This website may link to third-party websites (for example gov.uk, Ofgem, or the Energy Saving Trust) for your information. We do not control those websites and are not responsible for their content or their privacy practices. A link does not imply that we endorse the linked site.
17. Privacy and data protection
We handle your personal data in line with our Privacy Policy and our Cookie Policy, which form part of your use of this website. Please read them to understand what we collect and how we use it.
18. Events outside our control
We are not responsible for any failure or delay in performing our service that is caused by events outside our reasonable control, for example severe weather, utility or network failure, supplier or installer-partner failure, changes in law or Scheme rules, or acts of government. If such an event happens, we will let you know and do what we reasonably can to limit any delay.
19. Changes to these Terms
We may update these Terms from time to time, for example to reflect changes in the law, in the Schemes, or in how our service works. The version that applies is the one published on this page when you use the website or ask us to act for you. We will update the "Effective from" date and version number above when we make changes. The current version is always at experthousing.co.uk/terms.
20. Governing law and jurisdiction
These Terms, and any dispute or claim arising out of or in connection with them, are governed by the law of England and Wales. You and we both agree that the courts of England and Wales have jurisdiction, except that if you live in Scotland or Northern Ireland you may also bring proceedings in your own jurisdiction.
