EPC C Upgrade for Landlords

Government proposes raising the minimum letting standard from EPC E to EPC C by 2030. We help landlords get to band C at minimal cost, often fully funded via ECO4 or BUS.

Get Your Rental From EPC D, E, F or G to EPC C, At Minimal Cost

The UK government has confirmed it intends to raise the Minimum Energy Efficiency Standard (MEES) for the Private Rented Sector from EPC E to EPC C by 1 October 2030. New lets will need to comply earlier, with a statutory instrument targeted for 2027. Properties below the new standard cannot legally be let unless an exemption is registered.

ExpertHousing helps landlords meet the new standard before the deadline, using government-funded schemes (ECO4, BUS) to cover most or all of the upgrade cost. We handle the survey, the design, the funding application, and the installation as a single end-to-end service.

  • Free EPC assessment, we visit, model the property, and produce an upgrade plan that lands you at band C or above
  • Funded measures, loft & cavity-wall insulation, boiler upgrades, heat pumps and solar covered by ECO4 / BUS where eligible
  • Tenant-friendly delivery, coordinated around your tenant's schedule; most measures complete in 1–3 days
  • £7,500–£9,000 BUS grant if a heat pump is part of the plan (£9,000 for oil/LPG-heated rentals from 21 July 2026)
  • £10,000 spend cap, if your property still doesn't reach EPC C after £10k of works, you can register a 10-year exemption

Frequently Asked Questions

Everything you need to know about the Boiler Upgrade Scheme, heat pumps, and ECO4.

The Boiler Upgrade Scheme is a UK Government programme managed by Ofgem that provides a £7,500 upfront grant towards the installation of an air source heat pump. The grant is applied directly by your installer, you don't need to claim it yourself. The scheme is open until April 2030 and there is a £400 million budget allocated for 2026/27.
No. Since 8 May 2024, the Ofgem BUS rules no longer require a minimum insulation standard before you can claim the heat pump grant. This change was introduced to remove a significant barrier that was preventing many eligible homeowners from accessing the scheme. A valid EPC (issued within the last 10 years) is still required.
A gas boiler typically operates at around 90% efficiency, it turns roughly 90p of every £1 of gas into heat. An air source heat pump operates at 300% or more, because it moves heat from the outside air rather than generating it by burning fuel. For every 1 unit of electricity it uses, it typically produces 3 or more units of heat. This is measured as its Coefficient of Performance (COP).
To qualify for the BUS grant you must: own an existing home (not a new build); be replacing an existing fossil fuel (gas, oil, LPG) or electric heating system; have a valid EPC issued within the last 10 years; and the property must not be social housing. Self-builds are eligible. There is no income or benefit requirement, the BUS is open to all eligible homeowners.
ECO4 is a government-mandated energy efficiency scheme funded by large energy companies. It targets households receiving qualifying benefits (such as Universal Credit, PIP, ESA, Tax Credits, or Housing Benefit) and living in homes with an EPC rating of D–G. It covers insulation, boiler upgrades, heating systems, and more, all free to eligible households.
Yes, the Great British Insulation Scheme (GBIS) has now closed to new applications. If you were hoping to apply for GBIS, you may still be eligible for free insulation through the ECO4 scheme (if you receive qualifying benefits) or a £7,500 heat pump grant through the Boiler Upgrade Scheme. Visit our GBIS information page for more details.
